RICS HOMEBUYER REPORT

A RICS HOMEBUYER REPORT is a thorough and detailed report, with the time spent at the property being typically two to three hours. The inspection and report are, therefore, more thorough and detailed than a Valuation Report. The RICS Homebuyer Report is broken down into various headings, for example: chimney stacks; roof coverings; main walls; roof structure; external joinery; walls and partitions; floors; services; garage / outbuildings, drainage inspection; legal issues and risks. This is a visual inspection and no services are tested. Drainage inspection covers are lifted and a detailed inspection of the roof space is undertaken.

Defects reported within each heading are Condition Rated 1, 2 or 3 depending on the severity of the defect. The report includes a market valuation and a buildings insurance calculation. The RICS Homebuyer Report is most suitable for houses of traditional construction in good, average or fair condition. Client’s specific queries can be addressed in this report, for example, concerns about particular defects and proposals for extension or alteration. It is usually the best choice for most conventional residential properties which have been reasonably maintained. At Tim Stubbs Limited, we specialise in this type of survey.
